Let’s start with the first, fun spotlight...Save the date to bring lawn chairs and blankets to our Movie in the Park...
Besides having fun, we also enjoy being in the spotlight to help make your real estate transactions “picture perfect!”
So let’s start with the question we currently are asked the most:
“How is the current real estate market? Is it changing?”
The quick answer is yes, the real estate market is changing slightly. But there is good news for both buyers and sellers. Here’s the quick summary:
- Most homes are not selling quite as quickly, but we still have quite a few homes selling very quickly after multiple offers for top dollar. Homes are still selling for more than a year ago.
- Prices have slightly decreased, but are still higher than a year ago.
- Mortgage rates are staying low.
- Inventory is slowly increasing since the past month, with a great deal of the new inventory being new construction. This is making it easier for buyers to get into a home without overpaying as much.
To delve in further, if you’re still trying to decide whether or not to sell your house, this is the time to think seriously about making a move. The number of respondents who say it’s a good time to sell is higher now than it was over the past few years (see graph below). Today, 75 percent of consumers say it’s a good time to sell a house.
Why is sellers’ sentiment up year-over-year?
The higher good-time-to-sell thought has to do with today’s market conditions, specifically low housing supply and high buyer demand.
According to the latest data, we’re still firmly in a sellers’ market because housing supply is well below a balanced norm (shown in the graph below).
Clearly, it is still a seller’s market. However, while housing supply is still low, the right side of the graph shows how the inventory situation is slightly improving.
As a seller, that means each month, buyers have more options to pick from.
So, what’s that mean for you?
If you’ve been waiting for the perfect time to sell, there may not be a better chance than right now. Inventory is gradually increasing each month, so selling sooner rather than later will help you maximize your home’s potential. Curious about your home and the homes available to purchase?
