North Fort Worth Real Estate FAQ

Buying or selling a home in North Fort Worth comes with a long list of questions about property taxes, new construction contracts, school boundaries, homestead exemptions, and what the market is actually doing on your street. What cities and neighborhoods do you serve?

I work across North Fort Worth and the northwest side of the Metroplex, including Haslet, Keller, Roanoke, Trophy Club, Argyle, Northlake, Justin, Saginaw, Fort Worth, Flower Mound, Grapevine, Colleyville, Azle, Decatur, Denton, and the Alliance corridor. Do you work with buyers, sellers, or both?

Both, plus new construction and relocation. I am a licensed Texas REALTOR® with Martin Realty Group and I also hold the SFR (Short Sales and Foreclosure Resource) certification. Buyers, sellers, and people relocating here are all everyday work for me. The difference is which set of problems we are solving first.

How do real estate agent fees work in Texas now that the rules have changed?

Real estate compensation is negotiable and always has been. Since August 2024, a buyer signs a written representation agreement that states exactly how their agent will be paid before touring homes, and a seller decides separately whether to offer any compensation toward a buyer's agent. Nothing about that is hidden or automatic. I will put the numbers in front of you in writing before you commit to anything, so you can see what you are agreeing to.

Do I have to sign something before you show me homes?

Yes. A written buyer representation agreement is now required before an agent can tour homes with you. It spells out what I will do for you, how long the agreement lasts, and how I am compensated. It does not have to be a long commitment. A short-duration or single-property agreement is a perfectly normal place to start while we see whether we work well together.

Why work with a local agent instead of just using a national search site?

Portal data is frequently delayed or incomplete, and the automated "estimate" you see is a model that has never been inside your house. The things that decide whether you overpay are local: which builder is quietly discounting this month, which pockets hold water after a hard rain, which HOA is about to raise dues, which streets sit under the flight path. That comes from being in these neighborhoods every week, not from a database.

Buying a home in North Fort Worth

How much do I need for a down payment?

Usually less than people assume. Conventional financing can start near 3% down for qualified buyers, FHA around 3.5%, and VA and USDA loans can allow zero down if you are eligible. Texas also has down payment assistance programs that many buyers never ask about. The right number depends on your credit, your price point, and your loan type, so start with a lender conversation. My mortgage resources are a good first stop.

What credit score do I need to buy a house in Texas?

There is no single cutoff. FHA financing is often available in the high 500s to low 600s with the required down payment, and most conventional programs begin around 620. In practice your score affects your interest rate more than it affects whether you get approved at all. If you are close, a lender can often tell you the two or three specific moves that raise your score fastest.

Should I get pre-approved before I start looking?

Yes, and it is the best hour you will spend in the whole process. Good homes in this market still draw competing offers, and a pre-approval is what makes your offer credible to a seller. It also keeps you from falling for a house that was never in your budget.

How long does it take to buy a home from start to finish?

Plan on roughly 30 to 45 days from accepted offer to closing on a resale home with financing, and faster if you are paying cash. The unpredictable part is finding the house. Some clients find it the first weekend, others look for several months. New construction runs on a completely different timeline, which I cover below.

What is an option period, and do I need one?

Texas contracts commonly include a negotiated option period: you pay a fee for the unrestricted right to terminate within an agreed number of days. That window is when you get your inspections done and decide whether to move forward, renegotiate, or walk. Use it. It is the cheapest protection in the entire contract.

What are closing costs for a buyer in Texas, and who pays them?

On top of your down payment, expect lender fees, title and escrow charges, an appraisal, a survey or survey deletion endorsement, prepaid taxes and insurance, and HOA transfer fees. Your lender is required to give you a written Loan Estimate that itemizes all of it. In Texas, who pays which line item is negotiable and gets written into the contract, so this is one of the places where representation pays for itself.

Is it better to rent or buy in North Fort Worth right now?

It depends on how long you plan to stay, how much you have saved, and what rent would cost you for the same house. If you are likely to move again within two or three years, renting often comes out ahead once you account for transaction costs. If you are settling in, buying usually wins. New construction homes

Do I need a REALTOR® to buy a new construction home?

The on-site sales agent works for the builder, not for you. Having your own agent means someone is reading the builder's contract (which the builder's attorneys wrote), reviewing every addendum, tracking the build schedule, and standing next to you at the walkthroughs. One important detail: most builders require your agent to be with you or registered on your very first visit for representation to apply, so bring your agent from day one.

Which North Fort Worth areas have the most new construction?

The heaviest activity right now is in Haslet, Northlake, Justin, Argyle, Roanoke, and the Alliance corridor, with continued development around Denton and Decatur. Communities open and sell out faster than websites update. Rather than guessing from a portal, ask me what is actually releasing in the areas you are considering.

What is the difference between a spec home and a build-to-order home?

A spec or inventory home is already built or well under way. You close faster, you get less choice, and it is usually where builders concentrate their incentives because they want it off the books. Build-to-order lets you choose the lot, floor plan, and finishes, but it takes longer and change orders can move your final number more than buyers expect.

Should I use the builder's preferred lender?

Sometimes, yes. Builder incentives are frequently tied to their in-house lender, and that credit can be worth more than a slightly better rate somewhere else. Get at least one outside quote so you can compare the entire package (rate, points, closing cost credits, and any rate buydown) and read carefully what happens to the incentive if you switch lenders.

Do I still need an inspection on a brand-new house?

Yes. New homes come with builder warranties, but a warranty only helps if you find the problem. An independent inspection at the pre-drywall stage and again before closing catches issues while they are still cheap to fix and while the builder is still obligated to fix them.

What are MUD and PID taxes, and why do they matter?

Many newer developments in Denton, Tarrant, and Wise counties sit inside a Municipal Utility District or Public Improvement District that funded the roads, water, and drainage. It shows up as an extra line on your tax bill or as a separate assessment, and it can change your monthly payment meaningfully. Always ask for the total tax rate and any assessments in writing before you sign.

Selling your home

How do I find out what my home is actually worth?

Automated estimates are a starting point, not a valuation. A real opinion of value looks at what closed nearby in the last few months, what is competing with you right now, and your home's condition, updates, and lot. Browse recent sold prices to get oriented, then let me prepare a specific opinion of value for your address.

What should I fix before I list?

Concentrate on what a buyer notices in the first ten seconds and what an inspector will write up: paint, light fixtures, landscaping, caulk and grout, door hardware, and any active leak or roof issue. Large remodels rarely return what they cost right before a sale. I will walk your house with you and tell you honestly which items are worth doing and which are not.

Do I need professional staging and photography?

Photography, always. Your listing photos are the real first showing, and buyers decide in a few seconds whether to click. Professional staging services earn their keep when a home is vacant, has an unusual layout, or sits in a higher price band. Often light styling of what you already own is enough, and I will tell you which situation you are in.

How long will it take to sell my house?

Price band, condition, and location matter far more than the calendar. Well-prepared homes that are priced correctly still move quickly in North Fort Worth, while overpriced listings sit, go stale, and then sell for less than they would have originally. Ask me for current days on market for your specific neighborhood and price range, or start with my market insights.

Should I sell first or buy first?

If you need the equity from your current home for the next down payment, most people sell first and negotiate a short leaseback so they are not moving twice. If you can carry both for a few weeks, buying first is far less stressful. There are also bridge loans and buy-before-you-sell programs. I will lay out the real cost of each option so the decision is yours and not a guess.

What does it cost to sell a house in Texas?

Typical seller costs include the compensation you negotiate with your listing agent, any compensation you choose to offer toward a buyer's agent, the title policy, escrow and recording fees, prorated property taxes, and any repairs or concessions you agree to during negotiation. You should never have to guess at this. I provide a written net proceeds estimate before you list and update it with every offer that comes in.

Texas property taxes, insurance, and homestead exemptions

Why are Texas property taxes so high?

Texas has no state income tax, so schools, cities, counties, hospital districts, and community colleges are funded largely through property taxes. Your rate is the sum of every taxing entity that covers your address, which is why two similar houses a mile apart can have noticeably different bills. Always shop on total monthly payment, not just principal and interest.

What is a homestead exemption, and when should I file?

A homestead exemption reduces the taxable value of your primary residence, and in Texas it also limits how fast your assessed value can climb. Do not wait on a calendar date. File as soon as you have updated your Texas driver's license to your new address, because the appraisal district needs the address on your ID to match the property you are claiming. The Comptroller's form still lists an April 30 general deadline and Texas does allow late filing for a limited period afterward, but the practical rule is simple: change your license, then file immediately with your county appraisal district: Tarrant, Denton, Wise, or Parker, depending on where you live. It is free, and no one should ever charge you a fee to file it for you.

What is the homestead cap?

Once your homestead exemption is in place, the appraised value used to calculate most of your property taxes generally cannot increase more than 10% per year, no matter what the market does. In a fast-appreciating area that protection compounds, which is another reason to file the moment you are eligible rather than the following spring.

Can I protest my property tax appraisal?

Yes, and you can do it every single year. The deadline is generally May 15 or 30 days after your appraisal notice is mailed, whichever is later. You can file yourself using comparable sales and documented condition issues, or hire a protest firm that works on contingency. If you want to handle it yourself, I am glad to pull comparable sales for your address at no charge.

What other exemptions might I qualify for?

Beyond the general homestead exemption, Texas offers additional exemptions for homeowners 65 and older, for surviving spouses, and for disabled veterans, along with a tax ceiling that over-65 homeowners can carry to a new home. Your county appraisal district publishes exactly what you qualify for and what documentation it requires, and the applications are free.

Do I need flood insurance in North Fort Worth?

It is not automatically required, but your lender will require it if the home sits in a FEMA special flood hazard area, and homes do flood outside mapped zones. Check the flood map for the specific address, ask about drainage and how close the nearest creek is, and get an insurance quote early rather than the week before closing. In North Texas, hail is the more common claim, so ask about the roof age and deductible structure too.

Relocating to the DFW area

I am relocating for work. Which areas should I look at?

Start with commute and lifestyle rather than a city name. Haslet, Northlake, Justin, and north Fort Worth put you minutes from the Alliance corridor. Roanoke, Trophy Club, and Argyle are convenient to Westlake and the 114 employers. Keller and Colleyville trade newer construction for larger lots and a shorter drive to the airport. How do I find out which school district and campus a house is zoned to?

Never rely on a listing or a search site for this. Boundaries change, and some subdivisions are split between campuses. Confirm the exact address using the school district's own boundary lookup, and review campus performance data directly from the Texas Education Agency so you are working from the same public information everyone else uses. Tell me the address you are considering and I will point you to the right district office to confirm it.

Can you help me if I cannot travel here to look at homes?

Yes, and a good part of my business works this way. I do live video tours, send unedited walkthrough video, and give you the read a photo cannot: road noise, whether the yard actually backs to a greenbelt, how the light falls in the afternoon. Several of my clients have bought from out of state without stepping inside until closing week.

What is the commute like from North Fort Worth?

From most of North Fort Worth you are roughly 20 to 30 minutes from downtown Fort Worth and 25 to 35 minutes from DFW Airport, with downtown Dallas closer to an hour depending on where you land. Highway 114, 170, I-35W, and 287 carry most of that traffic, and times vary a lot by hour. Before you commit to an address, drive your actual commute at your actual departure time.

Do you help with the rest of the move?

I keep a working list of movers, lenders, inspectors, roofers, painters, and handymen I have personally used and would use again, and I do not take referral fees for handing it out. If you are moving with children, I put together a guide for that as well.
